The Greek Parliament voted Law 4014/2011, legalizing existing buildings which violate urban planning regulations. According to the Law, it is possible to legalize buildings and other structures both within and outside the city plan (for a time period of 30 years), by paying a special fine. The fine will be calculated taking into account wether a Building Permit for the property exists, the type of violation (eg. height exceeded, change of use etc), the Zone Price (TZ) of the area, the type of property (eg. main residence etc) and social criteria.
According to the same Law, an Engineer's certificate regarding arbitrary structures, is required to be attached to any property purchase contract.
